Another beautiful house “Dali” is being built in the Deglav Painters' Residence, so we spoke to the sales and construction team about how things are progressing.
1)Why was the decision to build a 3rd phase house taken?
Kristaps: The decision to build Phase 3 was taken after assessing the demand from buyers for apartments in the Deglav Painters“ Residence. While 75% apartments have already been reserved for Phase 2 of the project, potential buyers have limited options to choose their preferred apartment layout and floor, as there are apartment layouts that are no longer available for purchase in Phase 2. Only one building ”Dali" is currently under construction from Phase 3 of the project with 71 apartments available for purchase.
2)What is your experience with the first two rounds?
Oscar: Sales results are very good, all apartments in Phase 1 of the project were reserved before the buildings were put into use. Only 25% of the apartments in Phase 2 are currently available and there is still the whole summer to go before the buildings are ready for occupation.
3)What is your experience with the first two rounds?
Oscar: “The Dali building is currently undergoing foundation construction. The sale of apartments started already in March this year and currently about 12% of apartments have been reserved. The completion date for the 3rd phase of the Dali building is the end of 2025, with the construction of the building frame to be completed by winter this year.
4)What are the main changes compared to the 1st and 2nd phase apartments?
Oscar: “The Dali building will be identical to the buildings in Phase 2 of the project. However, compared to Phase 1, changes have been made - both the existing layouts of the apartments have been improved and a brand new spacious 4-bedroom apartment layout has been offered.Buyers of Phases 2 and 3 have the opportunity to choose laminate and tile finishes for their apartments from the options offered until a certain construction deadline. It is therefore better for buyers to book early, as there is both a wider choice of apartments and a choice of finishes.
5)What is the biggest challenge in a project as large as the Deglav Painters' Residence?
Kristaps: It is difficult to implement a large project within a given deadline. Delays at one stage can have a knock-on effect on all subsequent steps, so it requires careful logistical planning and management to ensure that the project is completed on time and in compliance with all building, environmental and other regulations. Effective collaboration between architects, engineers, builders, financial advisors and other professionals is essential for a successful project, as is ensuring that all team members are motivated and work in harmony.
